Our Conditions

The General Rental Terms and Conditions is to state the conditions for rental of the residential apartments managed by SEA U JERUSALEM for their private owners. Anyone who books via SEA U JERUSALEM or one of the company's representatives certifies to have prior knowledge of these General Rental Terms and Conditions and accepts them without reserve.

1. RENTAL PRICES
​
Prices are quoted in US Dollars, Euros and/or Israeli Shekels not including tax. All payments will be made and charged in Israeli Shekels according to the daily currency at the moment of payment.
A conversion fee of 2% will be added to all payments made in USD or EUR.
All foreign travelers without Israeli citizenship acknowledge that they will be exempt from the payment of VAT (the rate in force being taken into consideration).
2. RESERVATION/DOWNPAYMENT

The provisional reservation of rental of an apartment by SEA U TLV must be made with a deposit of 50 % of the total price of the rental. In the absence of this deposit, SEA U TLV shall not be obliged to retain the booking. In such an event of any modification of the reservation, than the nightly rates will be applied based on the public rates of the period requested.

3. GUARANTEE DEPOSIT
​
A guarantee deposit amounting to 3,500 shekels shall be paid to SEA JERUSALEM.
The guarantee deposit shall be taken by a debit authorization of the renter’s bankcard (Visa, Eurocard/Mastercard) or in cash, on the day of the entry into the premises. This covers any eventual physical damage.
The deposit will be returned to the renter if no damage is noted. If there is any damage, the guarantee deposit shall be returned after deduction of the costs of the rental repairs. If the cost of the damage exceeds the amount of the guarantee deposit, SEA U TLV shall charge the difference.

4. PAYMENT CONDITIONS
The reservation deposit and the balance of the rental price are payable by cash, or credit card over the phone or on SEA U JERUSALEM ’s website.

Cash : cash payments are only accepted in NIS. If payment is made in US Dollars or Euros, the official exchange rate of the day will be charged on the day of arrival with a 3% surcharge to cover conversion commissions.
Credit card onsite or through our website (Visa, Mastercard, American Express) are subject to a 3% charge to cover the transaction fees.
All guests must present a valid credit card upon their arrival that was used during the booking and a valid ID with the same name. The owner of the credit card shall be present during check-in.
The credit card information will be kept as a deposit for any breach of the General Rental Terms and Conditions. Cash is only accepted to pay the remaining payment of the rental and only in New Israeli shekels NIS, USD or EUR.

Payments in USD or EUR are subject to a 3% conversion fee.

5. CANCELLATION / NON-ARRIVAL / EARLY DEPARTURE
These cancellation policies apply in the case of direct booking through the platform, SEA U JERUSALEM representatives or SEA U TLV direct partners. If the booking was made via through a platform like : Airbnb, Booking.com, Expedia, HomeAway of any other online channel, than the cancellation policies apply through that channel (usually strict-non - refundable conditions).

SEA U JERUSALEM reserves the right to charge 50% of the total amount of the stay in case of a cancellation 15 days before the arrival date & 100% of the total amount if the cancellation takes place less than 15 days before the supposed date of arrival.

No show / early departure
​
In the case of non- arrival / no-show / early departure, the entire amount or the remaining amount will be charged, and the rental period will be released for other travelers.
Early departure for reservations long reservations (longer than 21 days).
In the case of early departure for long reservations, the 7 days after the early departure date will be charged in its’ totality. The remaining period will be charged 50%.

6. INVENTORY OF FIXTURES
A general inventory of fixtures including a detailed description of the premises rented and of the furniture furnishing them shall be drawn up in the presence of the Renter and SEA U JERUSALEM. on the arrival day. SEA U JERUSALEM shall remit a copy to the Renter by mail or in person. The renter has 24 hours after entering the premises to report any damage that was not stated on the inventory of fixtures.
If no inventory is taken out on the day of departure, it will be assumed that the premises where found to be in the state in which SEA U JERUSALEM found them after the departure of the previous Renter.
7. OBLIGATIONS OF THE RENTER
The renter undertakes to:

Take the premises rented in the state in which they are at the time of entry, as described in the description provided on the Internet site they booked from.
Verify the accuracy of the inventory of the moveable items of the premises rented upon entry and to notify SEA U JERUSALEM of any abnormalities /missing or damaged objects, within 24 (twenty-four) hours of arrival.
Not to exceed the accommodation capacity of the apartment. Extra beds are not allowed, except for babies’ beds.
To live responsibly in the premises, not to exercise any commercial activities, professional activities therein and not to deposit furniture therein except for linen and small personal objects
Not bring any animals into the premises rented.
Not to smoke on the premises rented.
Not to make any parties or social events.
To use the property and its installations as a “responsible adult”. The Renter shall be responsible for any eventual disturbance to the neighbourhood. The Renter undertakes to use the furniture and the objects furnishing the property rented for the sole use for which they are intended and in the premises where they are located. He undertakes not to move them or remove them from the premises rented. Any furniture and /or moveable objects which, at the end of the rental, are found to be missing, broken etc, for any particular reason other than normal wear and tear, shall be replaced at the renter’s expense. The same goes for abnormal deterioration of the wallpaper, curtains, carpets, covers, mattress, bed linen, etc, and/or of the property in general be it inside or outside, the renter shall be liable for the cost of the rental repairs and/or cost of any cleaning that is necessary.
Entirely refrain from blocking the pipes due to objects being thrown in the basins, baths, bidets, sinks, washing sinks, W.C., etc failing which he/she shall be liable for the costs incurred for the repairs of these appliances.

To immediately inform SEA U JERUSALEM . of any damage or deterioration occurred on the premises rented even if no apparent damage may result there from.
Allow SEA U JERUSALEM . to enter the premises rented in order to provide the services related to the rental stipulated in Article VIII of these General Terms and Conditions and/or to take any measures or execute any urgent repairs/upkeep necessary to maintain the state of the premises rented.

8. PENALTY CLAUSE / DURATION / TERMINATION
This rental terminates at the date stated in the rental contract, without any necessary notice given. If, at the expiry date of the rental, the renter does not vacate the premises, for any reason whatsoever, he must pay SEA U TLV . an indemnity per day amounting to twice the daily rent until the premises have been vacated and the keys returned. In the event of breach of any obligation whatsoever resulting from these General Rental Terms and Conditions, the Renter must immediately leave the premises rented. SEA U TLV shall not be obliged to make any reimbursement whatsoever.

9. RESPONSIBILITY OF SEA U JERUSALEM
​
1)SEA U JERUSALEM shall welcome the Renter on the day of his arrival at the address of the premises rented and at the time that agreed between beforehand. Check in hours from Sun- Sat from 15:00 to 0:00.

2) SEA U JERUSALEM shall be responsible for housekeeping to be carried out on the premises before the arrival and after the departure of the Renter.
3) SEA U JERUSALEM shall provide the renter with household linen (sheets, pillow- cases and towels).
4) SEA U JERUSALEM undertakes to provide the renter with the accommodation rented in accordance with the description and to comply with the obligations resulting from these General Terms and Conditions.

The responsibility of Sea U JERUSALEMtakes no responsibility in the event of theft or of damage to personal belongings in the apartments. SEA U JERUSALEMundertakes to provide the renter with the accommodation rented in accordance with the description and to comply with the obligations resulting from these General Terms and Conditions. In the event of cancellation of the rental by the owner of the apartment, for any reason whatsoever, SEA U JERUSALEM shall take every action to re-accommodate the Renter in a property equivalent to that reserved and for the same dates. In the event that re-accommodation is impossible, SEA U JERUSALEM shall reimburse the Renter for the deposit paid. SEA U JERUSALEM shall not be held liable for any temporary lack of equipment, electricity blackout, reduction or cutting-off of water supply
not resulting from its action, or for loss, breakage or injury due to weather conditions, riots, strikes, attacks or any other circumstances beyond its control.

10. FORCE MAJEURE
SEA U JERUSALEM shall not be held liable in the event of force majeure, i.e. natural disasters, fire, epidemics, war, riots, attacks or total destruction of the property leading to the cancellation of the rental and/or the early termination thereof. The complete cancellation of the rental shall entail the termination of the rental contract and SEA U JERUSALEM shall reimburse the renter of the amounts already paid. SEA U JERUSALEM shall not be obliged to pay any compensation other than the reimbursement of the price of the rental. The early termination of the rental shall give rise to the reimbursement by SEA U JERUSALEM corresponding to the price of the unused rental term. Any force majeure with no direct impact on the property itself, making it impossible for the tenant to get to the place of the rental shall not result in the cancellation of the rental and shall not entail termination of the rental contract.

11. GOVERNING LAW / JURISDICTION OF THE COURTS
Israeli law governs this rental contract and these General Terms and Conditions. In the event of a dispute arising concerning the performance or the interpretation of the rental contract and/or these General. The Courts of the location of the apartment shall have jurisdiction.

In the event where one of the provisions of these General Rental Terms and Conditions should be judged illegal, null and void or inapplicable for any reason whatsoever, it would be considered not to be part of these General Rental Terms and Conditions and it would not affect the validity or the application of the other provisions.
